The massive industrial park east of Sparks may anchor much of Northern Nevada’s distribution, logistics and fulfillment industries, but the North Valley’s submarket continues to gain ground and will likely eclipse all other submarkets in terms of total square footage of industrial buildings.
According to the Reno office of CBRE, there was nearly 118 million square feet of industrial space under roof in Northern Nevada at the end of the third quarter. With just over 28.2 million square feet, North Valleys trails only Sparks (31.2 million) and the eastern industrial corridor (33.1 million).
The Sparks industrial market is all but built out and is predominantly populated with aging industrial buildings that aren’t suitable for modern logistics and distribution operations. While Tahoe Reno Industrial Center continues to grow – especially with data center campus expansion – the often tortuous drive east on Interstate 80 can be reminiscent of commuting in major metropolitan areas such as Silicon Valley or Seattle…
