Two Step Farm Near The Woodlands Plans 4,000 Homes

Two Step Farm, a Texas-themed master-planned community from Oxland Group rising north of FM 1488 in Montgomery County, is moving from glossy renderings to real neighbors and porch lights. The project mixes a reclaimed-wood dance hall and a working goat farm with a walkable village core and long-term plans for roughly 4,000 homes.

According to Oxland Group, the development covers about 2,000 acres and is planned for around 4,000 residential units at full buildout, with the first phase entitled for roughly 1,100 lots. The company says the plan leans heavily on tree preservation and forest restoration, including using “goatscaping” as a natural way to tackle invasive plants.

Phase One Kicks Off With Two-Step Hall And A Goat Farm

The Homestead, the opening phase of Two Step Farm, is anchored by Two Step Hall, a reclaimed-wood music venue designed as a community gathering spot, plus a General Store and a working goat farm that doubles as a land stewardship tool. Two Step Farm notes that model homes are open and builders are already on site, and the Houston Business Journal reports that Oxland expects the first residents to move into the section that includes the dance hall and farm.

Active-Adult Enclave Joins The Village Plan

Oxland has also rolled out plans for a 160-acre Trilogy® by Shea Homes active-adult neighborhood within the larger community. Positioned as one of the biggest Trilogy communities in Texas, the 55-plus enclave is planned near the village center and will share wellness and dining amenities with the rest of the neighborhood, according to Community Impact.

Location, New Roads And Big-County Growing Pains

The project sits north of FM 1488, between I-45 and the Aggie Expressway (Hwy. 249), in a fast-growing slice of Montgomery County. Oxland plans a new bridge and an east-west roadway intended to tighten connections to The Woodlands, Magnolia, and Conroe, according to Business Wire. Builders, Price Points And What Buyers Will See First

Nine builders are in the initial lineup, and production builders such as David Weekley Homes are already selling floor plans, with prices starting in the low-to-mid $300,000s and climbing from there, according to local builder notices and community marketing materials.
