Local real estate investor, attorney, and Hingham resident, Jeff Greenman, has acquired the 3,000 square foot commercial property of 44 North Street and has plans to transform it into a mixed-use development in the heart of downtown.
The upstairs will be converted from a residential space to offices for his real estate investment development company, Greenman Industries, as well as a few small offices with shared communal space for rent. Greenman initially planned to keep the downstairs space retail, but his wife, Heather, and realtor and friend, Lauren Mahoney, convinced him to think bigger. “What about a restaurant? Would you be up for that?” Greenman recalls his wife suggesting.
As a lover of the downtown Hingham restaurant scene, Greenman was intrigued. While he owns properties nationally that are leased as restaurants, this project is much more personal for him. “I’ve never been this excited about any real estate purchase!” Greenman says. When he hinted at the restaurant idea on an Instagram post, the comments section quickly blew up with excitement and suggestions for what Hingham needs in town. “Everybody, everybody in town reached out to me, texted me, do you know so and so who runs this restaurant? I had many conversations with people suggesting cuisines and sending me design ideas and links to restaurants they love. It was really neat seeing how excited everyone in town was.” Talks began with local restauranteurs, some he reached out to, others who contacted him.
While he can’t yet reveal full plans for the restaurant, he hints at what we might expect, perhaps upscale American. “You can’t please everyone, but having a high end yet still family friendly restaurant with an awesome bar setup seems like it would make a lot of people happy.”…
