NY Man, Teaneck Notary Charged In Deed Fraud Probe Involving Dead Bergenfield Property Owner

The investigation into David M. Greenspan, 47, of Monsey, and Dahima K. Adair, 47, of Teaneck, began in January 2025 after Bergenfield police reported an allegation of deed fraud involving a borough property, Bergen County Prosecutor Mark Musella said.

Investigators determined Greenspan forged a signature on a deed, had it notarized, and submitted it to the Borough of Bergenfield, Musella said. Greenspan then took ownership of the property, valued at $306,000, and obtained loans totaling $323,000, resulting in a sum total of $629,000 in fraudulent assets, the prosecutor said.

Adair, acting as a public notary, notarized a deed contract “affirming the presence of a signer on the document without their knowledge or authorization,” according to Musella. That document was submitted to Bergen County and used to transfer ownership of real estate from a deceased individual, prosecutors said.
