An Illinois-based real estate and development company just spent $12.4 million to acquire a multi-acre commercial property that is anchored by 7-Eleven and is situated next to a hotbed of development in The Villages.
Inter Continental Real Estate and Development acquired the property from Sered Sumterville, LLC, for $12,400,000 on December 30, 2025, according to a deed filed with the Sumter County Property Appraiser’s office. State corporate records swho that Sered Sumterville, LLC, is owned by Christopher Kiritsis of Sarasota, Florida.
According to its website, Inter Continental Real Estate and Development is a family of companies founded in 1968. Headquartered in Oak Brook, Illinois, with international locations in Canada and Greece, ICD bills itself as a service-oriented group with a primary emphasis in real estate, development, banking, and entertainment facility management.
Located at 2935 E County Road 470, the commercial property is situated at the intersection of US Hwy 301 and CR 470, just a couple miles west of Eastport in the southern half of The Villages. The site is currently anchored by a new 7-Eleven that opened last year. In addition to the gas station, the site features several acres that are undeveloped and are designed to accommodate a variety of future end users, including possible retail concepts like quick-service restaurants with drive-thru capabilities, or medical offices, among others.
