A Scottsdale developer is pushing ahead on a new 24.5-acre retail center at the southeast corner of 99th Avenue and Indian School Road, just west of the Loop 101 in Glendale. The project is being marketed as a neighborhood-serving hub with a freeway-facing lineup anchored by EOS Fitness.
Diversified Partners bought the land in 2022 and, as reported by Phoenix Business Journal, paid about $5.9 million for the parcel. The site is reported to be roughly 77% leased, and the Business Journal notes the developer is positioning the center to capture both daily residential needs and regional commuter traffic.
Where it is going up
The property is listed by the developer as the SEC of 99th Avenue and Indian School Road, with the marketing materials calling for roughly ±24.5 acres and about ±22.3 net acres for pads, shop space and drive-thru sites, per Diversified Partners. The team is pitching several drive-thru opportunities along with an available roughly 2,057-square-foot endcap for future tenants.
Tenants and trade-area growth
The lineup publicized so far is anchored by EOS Fitness and includes national quick-serve and fast-casual names such as Dutch Bros, HTeaO, Farmer Boys and Bojangles, according to local coverage. That reporting also points to strong traffic counts along Loop 101 and more than 7,200 housing units either planned or under construction within about 1.5 miles, figures that brokers say help attract both neighborhood shoppers and freeway traffic.
