Proposed Old Russellville Pike development in Clarksville sparks flooding concerns

CLARKSVILLE, Tenn. (WZTV) — A proposed rezoning on Old Russellville Pike in Clarksville is drawing concern from some city leaders and neighbors who say the area has a history of flooding — and they worry adding more homes could make the problem worse.

The request involves roughly 10.77 acres at 1911 Old Russellville Pike in Clarksville. The property is currently zoned R1, which allows single-family homes. The applicant is asking to rezone the land to R2A, a classification that would allow smaller lot sizes and potentially more homes on the property.

City planning staff estimate the development could yield around 49 homes under R2A zoning. Under the current R1 designation, the number would likely be closer to the mid-30s…
