Massive $1B luxury living project makes major moves in thriving Texas city

Dirt is turning on one of the largest mixed-use developments in Central Texas. The District, a massive $1 billion project slated to transform living in a growing city north of Austin, has moved into its next phase.

Mark IV Capital and W.E. O’Neil Construction held a groundbreaking ceremony just north of Austin in Round Rock on Wednesday, March 4, for Origin, the first phase of The District. This comes less than a month after The District secured an $86 million loan to help boost the project’s construction plans forward.

That loan is part of a more than $1 billion total estimated project investment cost. Upon completion, Origin will bring a 316-unit luxury residential community with ground-floor retail shops to the city.

“This milestone marks the start of construction of Origin at The District — the first-to-market residential offering that establishes the project’s scale, density and design standard,” Randall Tuller, Mark IV Capital’s senior vice president of Texas operations, said in a news release. “As a seven-story, high-density luxury community, Origin responds directly to demand for elevated living and curated retail experiences in one of the region’s fastest-growing markets.”…
