Jim Valentine: The corner lot

Where streets come together there are corner lots. The property at the intersection is called a corner lot and they are either loved or hated by buyers. They do have their nuances which we will discuss today. The first thing to consider about a corner lot is the vehicle traffic on the roads they front on.

You might have an arterial on one side and the beginning of a side street on the other. You may be at the opening of a cul de sac making for limited traffic on the one side of your property. Being on a busy street is a good thing if you have friends in politics that want to place a sign on your property. Traffic is the biggest objection people seem to voice about a corner lot besides being “in a fishbowl.” Instead of having homes on three sides of you, with corner lots you have open spaces on two sides and homes on two.

The open spaces of the adjacent roadways can be a great advantage. In Northern Nevada there are many great views. Corner lots often provide great view corridors down the roadways that will never be interrupted by somebody building a two-story house. Another great advantage to a corner lot is the ability to access the rear portion of the property with a vehicle easily from the side street. If you’ve a trailer, or want to unload firewood, or have other uses that require easy access to the backyard, the corner lot is an ideal solution, especially in a small-lot subdivision…
