According to recent data from Realtor.com, Reno has officially unseated Las Vegas as the prime destination in Nevada for Californians eyeing a new place to call home. An analysis of housing search patterns for 2025 reveals that a staggering 43% of online home listing views in the Reno area originated from California users.

This figure marks the highest recorded since tracking began in 2019, showcasing a significant shift in migration trends. In contrast, Las Vegas listings saw approximately 25% of views from California shoppers, a dip from its 2023 peak of 27%.

“The data suggests that Reno has long been popular with California home shoppers, and its popularity is continuing to grow, perhaps due to its relative affordability and lower cost of living,” stated Hannah Jones, a senior economic research analyst at Realtor.com.

Reno’s geographical advantages are undeniable. Nestled close to the California border, surrounded by picturesque lakes and mountains, it offers a scenic escape within a convenient driving distance of Northern California’s major population centers. For those accustomed to cities like San Francisco or Sacramento, relocating to Reno can feel like a move to a more distant, yet still accessible, suburb.

Nevada’s favorable tax structure also plays a pivotal role in this migration. The absence of state income tax is a significant draw, particularly for higher-earning households seeking to maximize their income.

Furthermore, Reno’s economy has seen considerable diversification beyond its traditional casino industry. Major employers now include tech giants like Tesla and Panasonic, alongside established gaming operators such as Caesars Entertainment, providing a more robust job market.

Interestingly, in 2025, prospective buyers from California accounted for a larger share of listing views in Reno than current Reno residents themselves, making up just over 30%. This contrasts with Las Vegas, where local residents still dominate home viewing traffic, accounting for roughly 38%.

However, this growing influx isn’t universally celebrated by long-time Reno residents. Online forums, particularly Reddit’s r/Reno, are rife with discussions about the rapid pace of change.

Users lament the disappearance of open spaces, replaced by new developments and paved roads. Concerns about annual rent increases of 10-12% and the potential displacement of younger residents are also frequently voiced.

As one commenter put it, “The city doesn’t want to reduce housing costs, citizens are against more development.”

Despite these local concerns, the data unequivocally points to Reno’s increasing appeal among California buyers. As the search for relief from soaring housing costs continues across the Golden State, the “Biggest Little City” finds itself at the heart of a much larger, evolving migration narrative.
