Madison County approves commercial zoning for Lake Caroline after years of controversy

MADISON COUNTY, Miss. (WLBT) – The Madison County Board of Supervisors voted unanimously on Monday to clarify the commercial zoning designation for roughly 55 acres near the entrance of Lake Caroline, bringing a resolution to a dispute that has divided the community since late 2023.

The board designated the property as C1, a neighborhood commercial zoning classification, after years of uncertainty over what could legally be built along the community’s main entrance corridor near Stribling Road.

The land is located near the entrance of the neighborhood and follows the east border until just past the HOA clubhouse and Mermaid Cafe.

When Madison County rewrote its zoning ordinance in 2019, the commercial designation for the Lake Caroline entrance corridor was never carried forward into the new code — leaving businesses, including the Mermaid Cafe, a real estate office, and an insurance office, without a clearly defined zoning classification…
