Eagle moves toward city-wide density cut. Developers are asking for an exception to build nearly 400-acre subdivision

While the neighboring City of Boise has sought to build more dense infill development as it grows, Eagle is hoping to go in the opposite direction.

Last week, Eagle City Council took public testimony on a package of comprehensive plan changes the City of Eagle has been considering since at least last summer. During Tuesday’s public hearing, city council members heard from property owners who wanted specific changes to the zoning of projects they plan in the future, including a plea from developers eyeing a nearly 400-acre site on Beacon Light Road, and agreed they’d like to do a sweeping downzoning of the city.

Generally, the plan further restricts any residential development in Eagle to single-family homes on large lots. The proposal says it would like to provide “for a broad spectrum of housing types,” but strikes the part of the old comprehensive plan that defined this as including apartments, townhouses, condominiums, single-family attached, manufactured homes, affordable housing, and large acreage developments…
