Ale & Ivy, the lively sports bar that took over the longtime Rookies hangout in The Woodlands, is getting ready to go much bigger with a second location at Webster’s Flyway entertainment district. State filings outline a ground-up build at 335 Royal Tern Way that will feature an outdoor patio, space for live broadcasts and karaoke, and roughly 22,000 square feet of indoor room to work with. Construction is expected to begin this summer and is aimed at a mid-2026 buildout along the Clear Creek boardwalk.

The project registration posted March 19, 2026 with the Texas Department of Licensing and Regulation lists Ale & Ivy at 335 Royal Tern Way and shows a June 1, 2026 start date with a June 1, 2027 completion estimate, an estimated cost of $1,950,000 and 22,384 square feet planned, according to the Texas Department of Licensing and Regulation. The filing names A&I Webster Development LLC as the owner and Duncan Design Group as the design firm. The state record classifies the work as new construction and notes that the project is privately funded.
