Worcester, MA – F.W. Madigan Company, Inc. announced that it is nearing completion on The Residences on Lincoln Square in Worcester.
The development is being constructed at the site of the former Boys Club in downtown Worcester. It is being built by Madigan, in conjunction with Winn Development. Maugel DeStefano Architects is serving as architect. The project will deliver 80 new affordable apartment homes for residents aged 55 and older in the greater Worcester area.
The Residences on Lincoln Square project involves the preservation and renovation of a century-old, 46,000sf historical building into 16 apartments featuring 10-foot-high ceilings and millwork details, along with a fitness center with an indoor basketball and pickleball court, community space, and leasing office. Additionally, Madigan is building another 64 apartments in a brand new connected 5-story, 65,000sf building next door. The apartments are going to be available for seniors in the greater Worcester area, and the development represents the first major air rights construction project in the city of Worcester.
As the new building will be constructed above the existing Ernest E. Johnson Tunnel, which connects Salisbury Street to Main Street and downtown Worcester, air rights were necessary for this building to be constructed. Jim Madigan, CEO of Madigan, said, “It was quite an engineering and logistical feat, but our team led by Vice President of Operations Mike Dupuis and site supervisors Paul Nichols, Steve Viegas and Logan Benoit have handled this complex project beautifully. Our client, Winn Development, our dedicated trade partners and our design team at Maugel DeStefano Architects are truly working collaboratively with us to successfully deliver an outstanding project.”
The new addition portion of the project is being designed and built to Passive House standards, with a strong emphasis on the building envelope—walls, windows, and roof, along with building mechanical and electrical systems, to maximize energy efficiency…
