As someone who has been paying rent in Lubbock for nearly a decade, I can confidently say that my monthly bills are increasing more and more with no signs of slowing. In fact, recent reports have the exact numbers when it comes to average rent in the Hub City.
Who Doesn’t Love Increased Rent?
Look, I get it. It’s always best to assume that your monthly rent will increase in some capacity each year. This issue with this higher rate happening now is that so many other expenses are becoming more and more, well, expensive!
According to the latest studies from SmartAsset, large cities like San Francisco saw MASSIVE increases to rent payments. Just take a look at the shocking increases among the top 5 U.S. cities from 2025 to 2026 :
- San Francisco, California – 13.94% increase
- Reno, Nevada – 6.49% increase
- Chicago, Illinois – 6.49% increase
- Virginia Beach, Virginia – 5.36% increase
- New York, New York – 5.36% increase
As if you needed another reason not to move to California. Don’t lie, I see it in your eyes.
Biggest Rent Decreases
If you’d believe it, the City of Austin actually saw a -2.87% decrease in average rent from last year. The Texas cities of San Antonio (-1.72%) and Katy (-1.43%) also made the list.
How Did Lubbock’s Average Rent Change?
Unfortunately, Lubbock was not unaffected by the swath of rent increases. In fact, between 2025 and 2026, the average rent in the Hub City went up from $1,374 a month to $1,388. This 1.02% increase may not seem like a lot, but trust me, renters feel the effect pretty quickly.
