Houston’s next big luxury flex is coming with a side of cold plunge. KA Residences, a wellness-focused condo brand co-founded by designer Nina Magon and developer Moiz Bhamani, is planning an invite-only tower in the River Oaks and Uptown area that leans hard into in-unit spa living and white-glove service. The project is pitched as a tight collection of high-end “sky villas” with private lift lobbies, 24-hour security and concierge support, and pricing clearly aimed at well-heeled buyers. The developer is targeting an early 2029 delivery and is keeping early opportunities strictly by invitation.
Project details and price tags
According to Community Impact, the Houston building is slated for 25 “ultra private” sky villas, with a mix of two, three and four bedroom layouts plus penthouse residences. Connect CRE reports that homes are expected to come with private valet, secure lift lobbies and full concierge service, with prices starting around $3.5 million and penthouses projected between $9 million and $15 million.
