Leesburg officials to decide fate of controversial 502-home subdivision

Leesburg commissioners will decide the fate of the controversial Lake Bright/Brighurst subdivision Monday night.

The plan calls for 502 homes on a 202.6 acre property which is divided by County Road 33. One section which is located east of County Road 33 and south of Lake Brite Street and the other section is located west of County Road 33 and south of Desert Lane.

The planned development was voted down by both the Leesburg Planning Commission as well as the Leesburg Commissioners in November 2024. The proposed development before the Leesburg Commission Monday night has been modified from the previous version which was rejected by the city. The revised plan for the development reduced the number of homes proposed originally from 518 to 502 and reduced the number of 50-foot lots while increasing the number of 60-foot lots. Several neighbors near the development have raised concerns regarding the increased traffic that the large subdivision would bring to County Road 33.

The developer testified during the first reading of the revised plan before the commission that they had been working with Lake County on a plan to improve the access to the development’s north access by putting in 450 foot right turn lanes on both the north and southbound lanes of County Road 33 as well two 460 foot left turn deceleration lanes on both the north and southbound access lanes to the development. At the south access to the development the developer will install a 450-foot- long southbound deceleration lane on County Road 33. The developer has also pledged improvements to the troubled intersections of county roads 470/33/48 by paying $2.3 million dollars for the improvements which Lake County has approved.
