From Amazon to a new landfill, here are 15 projects to watch in Northern Colorado

The development landscape in Northern Colorado in 2024 may be determined as much by the courts and at the ballot box as by the land and development regulations on which they’re built.

Timnath, Wellington and Loveland all have major projects that have stalled due to petition drives, lawsuits and challenges from city leaders.

With interest rates still hovering around 7% last year, new residential and commercial construction slowed as homeowners stayed put, loathe to trade their favorable interest rates for a new home.

Some major projects are expected to wrap up or get fully underway in 2024, including the behemoth Amazon warehouse and airport terminal in Loveland, Future Legends Sports Park in Windsor, Timnath Ranch’s 9th filing and the water treatment plant in Wellington.

Others that were expected to start like Centerra South in Loveland, Ladera in Timnath and the proposed Connell asphalt batch plant in Wellington — projects that could have the largest impact on their communities — are awaiting their fate.
