Berthoud Growth Part 1: The Town’s Planning and Approval Process

This is the first of two articles reviewing the recent growth in Berthoud. “Berthoud Growth Part 1” will focus on the town’s planning and development approval process. A future article will focus on the impacts of the recent development.

The recent growth of Berthoud in terms of town size, new homes and population has truly been remarkable. With virtually zero growth from 2001-2010, and limited growth from 2010-2016, the trend reversed, and Berthoud’s population actually grew by 64% in the past nine years, from an estimated 9,200 persons to approximately 15,000 in 2025. During the same nine-year period, the town issued 3,125 new-home building permits. Although the number of permits has declined during the past two years, builders are still submitting new development proposals. In Larimer County, Berthoud ranks second by percentage in recent growth (Timnath is first) and is one of the fastest-growing towns in the state.
