Big news for Miramar’s real estate scene: a major university campus in the Miramar Park of Commerce has just changed hands for $18.8 million. The building, which houses two prominent healthcare universities, was sold by St. Louis-based CRG through its affiliate, 10315 USA Today Way LLC, to Vault Avenida II Miramar LLC, part of Michigan-based Vault Equity Partners.
A Look at the Property
The building spans 68,702 square feet and is located at 10315 USA Today Way in Miramar. With its prime spot in the bustling Miramar Park of Commerce, the property is ideally situated for educational use. The sale price came out to about $274 per square foot, reflecting a modest gain for the seller considering its recent history.
Back in 2021, CRG purchased the building for $18 million. At the time, the property was undergoing a major transformation. It was previously a warehouse used by American Medical Depot, which later closed its doors. CRG then invested heavily, spending $11.25 million to convert the space into educational facilities and offices for Chamberlain University College of Nursing and Ross University School of Medicine.
