Construction Tops Off on Society Las Olas Phase II in Downtown Fort Lauderdale

Construction has officially topped off on the second phase of Society Las Olas, a 42-story residential tower at 140 Southwest 2nd Street in Downtown Fort Lauderdale. Developed by Property Markets Group (PMG) in partnership with Toronto-based Greybrook Realty Partners, the 450-foot-tall project marks a major milestone for what is set to become the city’s largest multi-residential development. John Moriarty & Associates is serving as the general contractor, with full completion expected in early 2026.

Designed by FSMY Architects + Planners, the tower will yield 563 rental apartments, including a mix of traditional layouts and co-living “Rent-by-Bedroom” options—offering some of the most accessible entry rents for a building of this scale in the region. The structure will also include 1,625 square feet of ground-floor retail and a robust amenity package tailored to a modern, community-driven lifestyle. Planned features include a coworking hub with private meeting rooms, a sprawling outdoor pool deck with a yoga lawn, and a large-scale fitness center. Society Las Olas will also offer residents regularly programmed events such as fitness classes, panel discussions, and networking gatherings to foster social connectivity.

The development is part of PMG’s Society Living platform, a growing national multifamily brand aimed at creating thoughtfully designed, attainable housing in walkable urban neighborhoods. With Phase I completed and sold in 2021, the second phase brings the full vision for Society Las Olas closer to reality and further activates the city’s Historic Riverfront District.
