Plans have been filed for 811 Las Olas, a six-story mixed-use development proposed at 811 East Las Olas Boulevard in Fort Lauderdale. The 103-foot-tall building is being developed by Coombes Property Group. Morris Adjmi Architects is serving as the design architect, Cube 3 is the architect of record, Architectural Alliance Landscape is the landscape architect, and Flynn Engineering is the civil engineer. The project spans approximately 0.25 acres and is planned to replace three low-rise retail buildings constructed in the 1960s.
The development is planned to comprise 43,423 gross square feet across retail and office uses. The ground floor will contain retail space flanking East Las Olas Boulevard, with tall glass storefronts framed in aluminum grids to provide transparency along the corridor. A recessed lobby is positioned to the east of the retail entrances and will serve as the main point of access to levels two through six. Back-of-house areas, including a trash vestibule, fire pump room, switchboard room, electrical room, and storage rooms, occupy the rear portions of the ground floor.
The second level will include additional retail space and completes the two-story retail podium wrapped in glazed green tile. Original plans for a terrace on this level have been replaced with a continuous glass facade. Level three marks the transition to the office program and the point where the building steps back from the podium. This floor includes the first level of office space and features access to a landscaped outdoor terrace that extends along the west and south sides of the structure. Plantings will include shrubs and Silver Mediterranean Fan Palms designed to offer shade, privacy, and visual screening for the aluminum picket railing along the terrace edge. Fabric awnings will project from the facade above select areas.
Levels four and five contain additional office space with uniform layouts. Level six is the uppermost occupiable floor, also dedicated to office use, and includes a covered terrace set beneath a series of arched loggias with a trellis pergola that defines the top of the building. A mechanical penthouse will be located above level six and will be fully screened with materials matching the upper office volume.
The upper office component will be finished in smooth white stucco and stepped back from the podium to reduce the overall massing.
