Revised plans have been filed for a mixed-use tower at 11 North Andrews Avenue in Downtown Fort Lauderdale. Designed by Cube3 and developed by Bachow Ventures in partnership with Infinity Collective, the proposal now calls for a 27-story building rising approximately 294 feet at the northwest corner of Broward Boulevard and North Andrews Avenue. The building would yield 560,217 gross square feet and include 378 multifamily residential units and approximately 5,605 square feet of ground-floor commercial space, with 382,595 square feet dedicated to residential uses and 172,017 square feet allocated to the structured parking garage.
The project has undergone multiple design revisions since it was first introduced in early 2022, reflecting a multi-year evolution in scale and massing. Early proposals envisioned a nearly 500-foot-tall tower rising approximately 47 stories, followed by subsequent iterations that reduced the overall height before later revisions increased it again. The current submission marks another recalibration, stepping back in height while expanding the building’s footprint and shifting the emphasis away from vertical expression.
The latest design departs from earlier schemes that featured curved corners and more expressive formal motifs. Those elements have been replaced with sharper edges and a more rectilinear composition.
Residential units are planned from Levels 9 through 26 of the tower. The unit mix includes 36 studio apartments, 216 one-bedroom units, 36 one-bedroom units with a den, 54 two-bedroom units, and 36 two-bedroom units with a den. Studio residences range from approximately 460 to 494 square feet. One-bedroom units measure between roughly 595 and 836 square feet, while one-bedroom-plus-den layouts range from approximately 888 to 1,028 square feet. Two-bedroom units span approximately 988 to 1,396 square feet, with two-bedroom-plus-den residences ranging from roughly 1,187 to 1,235 square feet.
Levels 1 through 8 are dedicated to retail space, building amenities, and structured parking, while a resident amenity level is planned near the top of the tower, with mechanicals located above at the roof level. Parking is fully integrated within the building, with a total of 444 spaces provided.
The proposal indicates that the project exceeds the City’s minimum open space and landscape requirements, with streetscape improvements planned along both Broward Boulevard and North Andrews Avenue. Sidewalks with a minimum clear width of seven feet are proposed to enhance pedestrian circulation and improve the public realm along the site’s frontages.
Civil engineering services are being provided by Kimley-Horn, with landscape architecture by Witkins Hult. Land-use representation is being handled by Lochrie & Chakas, P.A.
