Zero lot line zoning amendment now effective in Allen Co.

ALLEN COUNTY, Ind. (WANE)— A new type of zoning that Fort Wayne and Allen County officials have been working on for more than a year, in an effort to diversify housing options, went into effect this month.

Zero lot line zoning went into effect on Nov. 7. The zoning type means multiple housing units can be built while being attached at the side lot line. The new zoning ordinance change makes it easier to build these types of homes, which will diversify the new build inventory in the county. Zero lot line building also allows housing to be built at a quicker rate when compared to detached single-family homes, according to the planners on the project. They hope the zoning change saves builders and developers money.

“Those costs can hopefully be transferred down to the people that end up purchasing the houses,” Dave Schaab, senior planner for the Allen County Department of Planning Services, said.
