Massive Speedway III Warehouses Hit the Market by Texas Motor Speedway

Two fresh-off-the-line industrial warehouses totaling roughly 402,560 square feet at Speedway III – the three-building park next to Texas Motor Speedway – are officially up for lease, opening up large-block options for logistics, distribution and automotive users. The speculative buildings wrapped construction late in 2025 as part of Scannell Properties’ project and are being marketed by Stream Realty. For North Fort Worth, the vacancy fills a rare gap for modern, high-bay space near I-35 and Highway 114.

A listing from Stream Realty on LoopNet shows Building 1 at 2676 Petty Place at about 239,060 square feet, with a 36-foot clear height and 63 loading docks. Building 3 at 16441 W. Victory Circle is listed at 163,500 square feet with a 32-foot clear height and 23 docks. Combined, the two spec buildings offer roughly 402,560 square feet of leasable space and are being pitched in large blocks to logistics and distribution users.

Developer Scannell Properties confirms that Porsche Cars North America signed on as the park’s first tenant, taking a neighboring 301,140-square-foot facility at 2677 Petty Place that opened in October 2025. Scannell also notes a 163,488-square-foot build-to-suit was under contract and that the 239,060-square-foot spec building is still available for immediate occupancy, according to Scannell Properties.

What the lease listings promise

Both Speedway III listings advertise ESFR sprinkler systems, deep truck courts, heavy-power capacity and flexible office build-outs aimed at speeding tenant move-ins. The Petty Place building includes roughly 6,137 square feet of office space, along with trailer parking and white-box finishes that can be adjusted to a tenant’s specs. Permits and timeline

City records show permit filings for 2676 Petty Place, 2677 Petty Place and 16441 W. Victory Circle were submitted in June 2024, with a combined permit value of about $29.3 million. That package moved into construction and completion last year, lining up with Scannell’s delivery schedule for the Speedway III industrial park, as reported by Community Impact.
