Denton home sales stuck in recession mode as wealthy buyers retreat

Denton’s housing market remains in recession mode in terms of overall transaction activity. Closed sales started 2025 with a 22% year-over-year decline. Pending contracts in the city of Denton were 11% lower than last year.

The problem is obvious, but it’s not polite to talk about such things in friendly real estate circles. When too many people are buying homes with wealth instead of income, you get a housing market disconnect. Those wealthier buyers disappeared in January, causing a 6.4% decline in median home prices in the city of Denton. Average home prices in Denton fell 7.2% year-over-year in January.

The picture was mixed looking at the broader Denton County market. Sales were up 4.5%, but contract volume fell 6%. Median home prices rose 2% from a year ago to $447,000.

Available home supply in Denton County started off the year 43% higher year-over-year. Months of supply rose 45%. As we get into the spring selling season, it will be interesting to see if we get a rebound in existing home supply. Many existing home sellers pulled their listings at the end of the year hoping for more favorable conditions.
