Vickery Place is a historic Dallas neighborhood platted by the Works-Coleman Land Company in 1911. Their vision was to transform farmland into one of the most desirable neighborhoods in Dallas. With streetcar access and proximity to downtown, it became highly sought-after very quickly. I think they’d be quite pleased to see that Vickery Place remains a thriving community over a century later.
That success continued in large part thanks to the diligent efforts of neighbors who ensured that Vickery Place became a conservation district in 2006. Conservation district status means the city has deemed the structures to be historically, architecturally, and culturally significant enough to warrant their protection. This sort of protection is becoming increasingly important as we strive to maintain the character of our neighborhoods. Finding a home in a neighborhood that is already designated as a conservation district offers a significant advantage on that front.
Today, you will find those original Prairie, Craftsman, and Tudor bungalows still highly sought-after. When one comes up for sale, it’s generally snatched up faster than I can write about it.
This adorable 1930s Vickery Place Craftsman home hit the market on Wednesday, and it has undergone a complete renovation. When you’re in the market for a historic home, take it from me (I live in a 1925 home): you want one that’s already been renovated. This one was taken to the studs in 2016, and the work was done without compromising the home’s charm and character. There are still original pine hardwood floors and Craftsman detailing inside and outside.
But let’s talk about my favorite phrase: move-in-ready. This Vickery Place Craftsman has been thoroughly improved from top to bottom, featuring a new roof that was installed this year, a new water heater, and numerous smart features, including a Nest thermostat. There is also a Rachio WiFi sprinkler system and a Meross app for controlling the garage and electric gate. It’s not just a smart house. It’s a brilliant house!
Of course, all the action in a home is centered around the kitchen, and this one is a charmer with navy and white cabinetry, white marble countertops, and classic subway tile for the backsplash. A KitchenAid appliance package featuring a gas range and commercial vent hood rounds out the updates.
We know you’ll be spending a lot of time outdoors on that expansive front porch sipping adult beverages with the new neighbors but remember, there’s a generous backyard here with a patio and a gas-start fire pit. Another plus is that the two-car garage has a 240V outlet for EV charging.
What should seal the deal (or at least it would for me!) is something we never thought about until these past few years, but it has become a huge selling feature: the home is situated on a reliable power grid. So far, there has never been a power outage during extreme weather conditions.
If this adorable Vickery Place Craftsman does not have multiple offers within a few days, I’ll be stunned. You have the conservation district (meaning a big box will never go up next door) and you have that wonderful historic character and every modern convenience. It’s, indeed, a rare find!…
