Buncombe Street, Butler Avenue property rezoning approved: Greenville Planning Commission notes

Approved: Buncombe Street and Butler Avenue property rezoning

The commission recommended approval for a rezoning request for 2.92 acres at the corner of Buncombe Street and Butler Avenue. Three parcels of land are proposed to be rezoned from a Planned Development District (PD) to Mixed Use 2 (MX-2). The rezoning request will need to go through first and second readings with Greenville City Council for final approval.

The property proposed for rezoning was formerly the site of Cline Hose and Hydraulics and has sat vacant since the business moved in 2015. The site was previously rezoned to a Planned Development District in 2018 for a 237-unit senior living complex called The Holbrook of Greenville. However, the project never moved forward to construction.

A new mixed-use development is proposed to be constructed on the property at 309 Butler Ave. and 615 and 711 Buncombe St. The project would consist of a drive-thru restaurant called Cafe Racer Coffee + Donuts. The doughnut and burger restaurant chain is based in Athens, Georgia…
