Howard Hughes Holdings wants to build a five-story, 354-unit apartment complex on nearly 4 acres along Spruce Goose Street, just east of Downtown Summerlin and off Sahara Avenue at the 215 Beltway. The plans call for studio, one-bedroom and two-bedroom units alongside a clubhouse, pool, dog spa and parking structure, plus 6,556 square feet of new commercial space woven into the site.
Clark County Commissioners are scheduled to hold a public hearing on September 2 to consider the proposal, according to the Las Vegas Review-Journal, which first reported the filing. Howard Hughes Communities said the project represents the next chapter in Downtown Summerlin’s evolution, and that it will introduce new housing opportunities while enhancing the district with additional retail offerings and improved pedestrian connectivity, per the same report.
The site sits within Downtown Summerlin’s 106-acre outdoor shopping-and-dining hub, one piece of a broader 400-acre master-planned commercial core that includes nearly 1.4 million square feet of retail and 933,000 square feet of office space, anchored by Las Vegas Ballpark and City National Arena, according to Howard Hughes Communities. The developer has also built high-end office buildings and a Whole Foods Market-anchored retail center in the area, part of a footprint that stretches across projects near Sahara Avenue and the 215 Beltway.
