Dirt Pile Becomes $30 Million Ultra-Luxury Island at Lake Las Vegas

What used to be a lonely dirt mound on the north shore of Lake Las Vegas just four years ago has turned into a gated island packed with luxury homes and active construction. The enclave stretches into the lake via a slim land bridge and is marketed as ultra-private, waterfront living, with space for personal docks and resort-style backyards. Early buyers include business owners and executives willing to pay a premium for quiet lakeside views while staying within a quick drive of the Strip.

How the island was built

As reported by FOX5, developers carved out the island by trenching a natural lake channel and surrounding the separated ground with water, a process the station first highlighted when crews started moving dirt in April 2022. That work set up the footprint for roughly 135 home sites and reshaped the shoreline into a gated, peninsula-style neighborhood. The new waterways give many lots direct dock access and fully private waterfront yards.

Big builds, custom plans and price points

Local firms such as Blue Heron and other custom builders are pitching both predesigned and made-to-order floor plans to buyers hunting for lake views and seamless indoor-outdoor living, according to the Las Vegas Review-Journal. The community’s official materials describe The Island as a roughly 140-home-site enclave with private-beach access, walking paths and optional personal docks. Listings and model homes lean heavily into contemporary architecture, huge glass walls and resort-like outdoor spaces aimed at higher-end buyers. Early phases show a mix of move-in-ready residences and custom lots reserved for larger, made-to-spec estates.

Sales, remaining lots and who is moving in

Agent Gene Northrup told FOX5 that homes on the island are priced from roughly $3 million up to about $30 million, not exactly starter-home territory. He said around 50 properties are either completed or under construction. Northrup also pointed out several mega-estates, describing individual projects at 17,000, 19,000 and 21,000 square feet that combine multiple lots into single compounds.
