A major redevelopment plan is set to transform a prominent site in Miami’s Little Havana neighborhood, where a gas station and several commercial buildings could be replaced with a 12-story residential complex. The proposed project, named 27 Flagler, reflects ongoing efforts to modernize the area while balancing its rich cultural history.
The city’s Urban Development Review Board will evaluate the project application on September 18. If approved, the 0.89-acre site, located at 2601, 2615, and 2695 W. Flagler St., as well as 16 N.W. 26th Ave., will undergo a significant overhaul. The property, currently home to a UGas service station and retail and office spaces, would be replaced by a mixed-use residential and commercial development.
A New Vision for Little Havana
The site, owned by East Flagler Service Station LLC, managed by former Urbieta Oil executives Ignacio Urbieta Jr. and Guillermo Urbieta, will be transformed to accommodate 133 apartment units, over 10,000 square feet of retail space, and a 217-space parking garage that includes 44 spaces with electric vehicle charging.
