What kills a mall? A close look at the fates of Houston’s Greenspoint and West Oaks malls

A t their peak, Greenspoint Mall was once a bustling North Houston commercial hub packed with shoppers and national retailers, while West Oaks was known in the ’80s and ’90s as a bright, upscale suburban destination anchored by big-name department stores.

But it’s safe to say that their respective heydays were decades ago. They’ve both since been closed or mostly abandoned, the empty shopping complexes being relegated to playgrounds for the Gen Z urban explorers of TikTok and Instagram.

Meanwhile, other major shopping centers in the Houston area — like, of course, The Galleria, Baybrook Mall near Clear Lake and the Memorial City Mall — have managed to expand and survive and thrive…
