Packaging Giant Snaps Up First Big Chunk Of New North Houston Industrial Park

Smurfit Westrock is locking in a serious North Houston footprint, signing a 78,683-square-foot lease at Patriot Business Park, a newly delivered three-building industrial campus in the area. The deal, the park’s first major commitment, gives the Fortune 200 packaging company a fresh regional distribution base. The campus delivered in the first quarter of 2026 and was built with front-load bays and high clear heights to handle modern logistics users that want speed, volume and flexibility.

According to citybiz, Smurfit Westrock will set up shop in Building 2, a 219,218-square-foot structure within the campus. The project was developed by Standard Real Estate Investments and Investment & Development Ventures. Stream Realty Partners led the leasing campaign for the owners, while Paul and Hayden Dominique of Colliers represented the tenant. In a statement to citybiz, SREI Principal Lindsay Louie said, “We’re excited to announce the first lease at Patriot Business Park with a globally recognized tenant like Smurfit Westrock.”
