MADISON, Ala. — The City of Madison is asking residents for input on whether to allow and regulate short-term rentals, like vacation homes or Airbnb-style rentals, within city limits. Currently, short-term rentals are not permitted under Madison’s Zoning Ordinance or City Code, city officials say.
Short-term rentals (STRs) are generally defined as the rental of a housing unit for less than 30 days. According to the City of Madison, most Alabama cities that allow STRs require:
- Annual Permit & Business License
- Floorplan and property plan
- Basic safety requirements (smoke detectors, etc.)
- Parking available on the property, i.e., no overnight street parking
- No special or commercial events (e.g., weddings, concerts)
- Local contact person
- Suspension and Revocation provisions
City officials note Madison is one of only two of Alabama’s “Big 10” cities, along with Birmingham, that does not currently allow STRs. Cities like Auburn, Decatur, Dothan, Hoover, Huntsville, Mobile, Montgomery, and Tuscaloosa already permit them, according to the city.
The City of Madison Planning Department recommends allowing STRs in specific areas:
- Neighborhood Center area of Traditional Neighborhood District zoning district
- Mixed Use zoning district
- Neighborhood Business (B1) district
City officials say STRs would not be allowed in single-family zoning areas. The Planning Department does not recommend permitting STRs in these districts but does recommend allowing them in specific areas outlined on the city’s map.
