Downtown Jackson building on cusp of being sold. This one for $7 million

The City Centre Building, a prominent fixture at 200 S. Lamar Street in Downtown Jackson, is nearing a sale.

Listed for $7.25 million, the 266,922-square-foot property is under contract, according to Isabel Eiler, a selling broker with JLL Capital Markets in Atlanta. Eiler confirmed to the Clarion Ledger that a closing could take place in the near future. The identity of the person or company buying the property has not been disclosed.

The Class-A, two-tower office park, built in 1987, sits near the Jackson Convention Center. The North Tower rises 10 stories and spans 128,500 square feet, occupying just more than half an acre. The South Tower, at 12 stories, encompasses 137,500 square feet on 0.4 acres. The building features a 518-space structured parking deck.

Who are tenants in City Centre now?

The Mississippi Department of Human Services serves as the anchor tenant, occupying 69% of City Centre. The agency renewed its 20-year lease in 2019, which now has 14 years remaining and carries an AA S&P credit rating.
