Jacksonville’s luxury housing market continues to stand apart from many high-end markets across the country by combining relative affordability with sustained demand. The metro’s luxury threshold, representing the top 10% of listings, rose to approximately $993,000 in May 2026, remaining below both its pandemic-era peak of $1.12 million reached in April 2022 and the national luxury threshold of $1.28 million by June. The metro has retained 39.1% of its pandemic-era luxury price gains, compared with 59% nationally, reflecting a more pronounced correction from peak pricing.
