40-story South Bronx tower launches lottery for 227 apartments, from $1,936/month

The tallest building in the South Bronx launched a housing lottery this week for 227 mixed-income apartments. Rising 40 and 26 stories over the Harlem River in Mott Haven, 355 Exterior Street is a massive two-tower development with more than 700 apartments, ground-floor retail, and luxury amenities. Developed by Beitel Group and designed by Hill West Architects, the project, dubbed One River Park, will also be among the tallest buildings in the Bronx, with just River Park Towers and Tracey Towers slightly larger. New Yorkers earning between 70 and 130 percent of the area median income can apply for the apartments, priced between $1,936/month and $2,850/month.

Beitel closed on the Exterior Street property from Lightstone last year for $84 million, as Crain’s reported. Construction began last December and is now topped out.

The project qualified for the city’s 421-a tax abatement, the now-expired program which required developers to designate at least 25 percent of units as affordable.

One River Park offers a suite of luxury amenities, including a lobby lounge, sky lobby, bike storage, game room, movie theater, party room, children’s playroom, outdoor pool, and a rooftop terrace with grills…
