KANSAS CITY, Mo. — Blue Cross and Blue Shield of Kansas City’s former headquarters — a key piece of a possible downtown Royals stadium site — has a new owner.
The property’s building and surrounding parking near Crown Center and Union Station went under contract, fell out and then were put back under by two development groups since summer 2024, when a push began to repurpose them for a potential Kansas City Royals ballpark.

Now, Wichita-based Crain Co. officially owns the property, reigniting questions about how or whether the 6.14-acre site could be conveyed to the Royals should they pursue a downtown ballpark. It is the larger of two primary properties composing the Washington Square Park stadium site; the city’s adjacent 5-acre park is the other big piece.
Crain affiliate 2301 Main LLC on Sept. 19 bought Blue KC’s former offices, One Pershing Square, from the nonprofit health insurer, which finished moving into its new 1400KC headquarters in Downtown this spring. A purchase price was not disclosed — and in any case may grow in the future…
