Knoxville’s south waterfront continues huge growth spurt with more Island Home condos

Knoxville’s supply of available homes is 50% lower than it was before the pandemic, but a south waterfront development will add to it in a few years.

The Knoxville-Knox County Planning Commission approved a plan for Honeysuckle, a two-building, 42-unit condo complex between Anita Drive and Island Home Avenue during its Feb. 8 meeting. It’s behind Printshop Beer Co. and next to James White Parkway.

While Knoxville’s housing stock is still well below pre-pandemic levels, it’s expected to increase by 11.1% in 2024, after two years of stock decreasing.

The south waterfront has been a development hot spot recently, especially with a pedestrian bridge still planned to connect that area to downtown.

Honeysuckle was proposed in 2022 by the same developers who brought The Overlook to downtown Knoxville.

The project’s case file outlines plans for 42 condos, with the ability to reduce the amount of two-story, three-bedroom units and build more two-bedroom units. The developer could build up to 49 units, the planning commission voted.
