‘A tipping point’ East Tennessee Realtors release housing report

KNOXVILLE, Tenn. (WATE) — After years of skyrocketing house prices, East Tennessee may be showing signs of recovery, according to East Tennessee Realtors.

“East Tennessee has just exited the pandemic roller coaster. The housing market is slowly normalizing,” ETR said in their 2025 State of Housing report presentation.

For the last several years, many people moved to the Knoxville area because of its affordable cost of living and attractive job market. This increase in people caused house prices to rise. In April 2020 the average house price in East Tennessee was about $216,000, according to an ETR spokesperson. By May 2025, it was up to $375,000. A home worth $250,000 in 2020 would be worth $430,000 in 2025, the report presentation stated.
