Lafayette Parish’s real estate market stayed active through August, with nearly 100 recorded property transfers across the parish.
Of those, 79 involved improved (built-on) properties, and the 10 biggest sales alone accounted for more than $7.7 million in real estate changing hands, according to the Lafayette Parish Assessor’s August report.
The typical qualified home sale in the parish last month landed at $265,254, but a handful of properties sold well beyond that mark. Here’s the countdown of August’s ten most expensive residential sales in Lafayette Parish, based on qualified sale prices recorded in parish property records.
1. 302 Castle Vine Way, Lafayette — $1,650,000
August’s top sale by a comfortable margin, this City of Lafayette property closed on Aug. 14 for $1.65 million on a 0.46-acre lot, with 5 bedrooms and 5 bathrooms and 4,256 square feet. The home was built by Legendary Contractors. It’s the only sale in the top 10 that broke the $1.5 million mark twice over — nearly triple the price of the next closest sale outside the top two.
2. 1102 Broyles Street, Youngsville — $1,580,000
A 3,385-square-foot four-bed, four-bath home was built in 2022 and sold for $1.58 million on Aug. 14, making it the priciest sale to come out of Youngsville this month and the newest build among the top three.
3. 107 Pondside Drive, Lafayette — $1,085,000
This six-bedroom, five-bedroom 3,771-square-foot home, also built in 2022, sold Aug. 10 for just over $1 million — the third and final seven-figure sale of the month.
4. 1000 Le Triomphe Parkway, Lafayette — $750,000
Sitting in the Le Triomphe area, this 3,531-square-foot home built in 2014 sold Aug. 10 for $750,000. The home has four bedrooms and three baths.
5. 703 Ember Grove Crossing, Lafayette — $607,000
A 2,579-square-foot home with four beds and three baths was built in 2016 within the City of Lafayette sold Aug. 10 for $607,000.
6. 104 Mission Hills Drive, Lafayette — $550,000
This 2,876-square-foot home, built in 2006, sold Aug. 5 for $550,000. The home has four beds and three baths.
7. 2402 West Congress Street, Lafayette — $525,000
One of the older homes to crack the top 10, this 1971-built, 2,996-square-foot property on Congress Street sold Aug. 6 for $525,000.
8. 510 Elysian Fields Drive, Lafayette — $520,000
A 1,896-square-foot home with three beds and three baths was built in 2009 and sold Aug. 14 for $520,000.
9. 1001 Beaujolais Parkway, Lafayette — $510,000
This 3,104-square-foot home, built in 2001, sold Aug. 3 for $510,000. The home has four beds and four baths.
10. (Tie) 137 Evans Lane, Lafayette, and 539 Bayou Tortue Road, Unincorporated Lafayette Parish — $475,000
Rounding out the list is a tie: a 1982-built property on Evans Lane in the City of Lafayette, and a nearly 19.4-acre property on Bayou Tortue Road, both selling for $475,000 — the Evans Lane sale closing Aug. 10 and the Bayou Tortue Road sale closing Aug. 5…
