We’ve been harping on the housing affordability crisis in D-FW all year, and since 2025 is nearing its close, what better time is there to highlight some of the progress being made in the multifamily sector?
Back in August, a RentCafe study had the Metroplex on track to deliver just shy of 29,000 units this year. While we don’t yet know how the D-FW fared, builders were definitely building. Here are some of the multifamily milestones of 2025 that pushed the ball forward in the seemingly never-ending struggle to make rent affordable again.

Better To Turn Dirt Than Kick It in Cowtown
Last month, HPI Real Estate Services and Investments finally broke ground on the first phase of its 55-acre luxury project over by Alliance Town Center in Fort Worth after three years of preliminary work with the city.
More than 800 apartments, cottages, and townhomes are on the way, with almost 400 units expected to be completed in early 2027.
How Many Amenities Do You Need?
Rosewood Property Company broke ground this summer on a 382-unit community within Frisco’s Southstone Yards called Penrose. Located at State Highway 121 and Spring Creek Parkway, this one’s going to be amenity-rich, with everything from a sauna to cold plunge pools to a golf simulator on-site.
Construction is expected to take a couple of years, with apartments hopefully available for lease by early 2027. Actual completion is expected in the fall.
Two Towers Down, One To Go
Phase two of Urby’s multi-tower apartment development in the Dallas Design District came online in the spring. Featuring 364 luxury units and a plethora of amenities, the 28-story high-rise was built by Moss Construction and designed by local firm 5G Studio Collaborative and Amsterdam-based Concrete Architects.
The first phase of what will ultimately be a three-tower addition to the Design District was completed in 2023. All told, the project will contribute more than 1,000 apartment units to the city’s housing stock.
More Multifamily Luxury for Frisco
Toll Brothers’ multifamily development arm came through with 285 luxury units at Frisco Square this year, bolstering the growing suburb’s upscale housing stock. The new mid-rise building, dubbed Mirra, consists of one- and two-bedroom units stacked with smart technology to “provide residents with sophisticated, connected, and comfortable community,” according to Toll Brothers Apartment Living president John McCullough.
Mirra’s in good company over at Frisco Square, where other luxury apartment options like The Plaza, The Isaac, The Civic, and Olympus Boulevard are situated.
Local Developers Are Working on Affordability
It’s not all about luxury all the time at CandysDirt.com. Developments on the workforce housing front are critical to the future of Dallas and the surrounding area. After all, business can only boom if people can afford to live near where they make a living (or suffer an hours-long commute)…
