What was dirt, signage, and a whole lot of construction noise on Celina’s north edge is quietly turning into something else entirely: a real neighborhood. Ten Mile Creek, the master-planned community from Corson Cramer Development, has started handing over keys, with model homes and quick-move units now drawing in the first wave of homeowners. Streets that were heavy with trucks just months ago are seeing moving vans, strollers, and the first front-yard landscaping taking shape.
Larry Corson, co-founder and co-president of Corson Cramer Development, told the Dallas Business Journal that Ten Mile Creek has finally moved out of its early “ghost town” phase and is shifting into a “growing, active community.” According to that report, about 80 homes have been completed so far. The first phase includes roughly 296 lots, and 214 of those have already been sold, an early benchmark that signals real momentum for the project.
Who’s building and what the houses look like
On the builder roster, Ten Mile Creek has attracted American Legend Homes, William Ryan Homes, and Grenadier Homes, according to Corson Cramer Development. Their posted plans show single-family homes generally ranging from about 1,700 to 3,600 square feet. Entry-level prices land in the low-to-mid $400,000s, with larger quick-move homes listed higher, and townhomes are also part of the mix as the community builds out.
Where Ten Mile Creek fits in Celina’s boom
Ten Mile Creek is one piece of a much bigger story in Celina. It joins a lineup of large-scale projects, including the significantly larger North Sky community, as developers scramble to keep up with one of North Texas’ busiest homebuilding markets. The city’s growth spurt has shown up in land deals and rising permit counts that underscore just how fast Celina is expanding, as reported by The Dallas Morning News.
Amenities and what’s planned
Developer marketing materials outline a lineup of lifestyle perks: a resort-style pool, playground, dog park, an interconnected trail system, and more than 20 acres of shared open space. Plans also call for a future mixed-use lifestyle center with retail and restaurants, according to the community overview on Ten Mile Creek…
