Taylor Morrison Grabs 406 Peoria Lots as TSMC Fuels Homebuilding Rush

Scottsdale-based Taylor Morrison has acquired 406 lots north of the Vistancia master-planned community in Peoria, positioning the homebuilder to open sales there in 2028 as development accelerates around Taiwan Semiconductor Manufacturing Co.’s sprawling north Phoenix campus.

The Phoenix Business Journal reported Taylor Morrison’s Peoria purchase before KTAR News 92.3 FM, which cited the acquisition of 190.82 acres north of Vistancia. A separate Phoenix Business Journal report confirms the 406-lot count and the 2028 sales timeline. KTAR reported the purchase price was $6.34 million. TSMC’s campus nearby carries a reported $265 billion price tag, according to KTAR.

Homebuilders Circling TSMC’s Footprint

Taylor Morrison’s move is part of a broader pattern of homebuilders racing to lock down land near TSMC, according to KTAR, which reported that firms are shifting toward aggressive bulk lot acquisitions to secure future inventory. Miami-based Lennar Corp., for instance, paid $60.14 million in cash for 444 lots near TSMC, according to the same KTAR report — a deal that, per ABC15, closed on September 15 and involved 132.24 acres near 117th Avenue and the Deer Valley Road alignment, with Phoenix-based Aroundtown Agua Fria LLC as the seller.

Those Lennar lots sit south of Vistancia within a subdivision called Harish Estates, which is approved for 606 lots total, ABC15 reported. Aroundtown Agua Fria also plans to bring an additional 2,000 lots in that surrounding area to market within the next three years, the outlet noted. Lennar had earlier been eyeing roughly 325 acres near the TSMC plant and had submitted an application for nearby state land, according to a separate Phoenix Business Journal report.

D.R. Horton and Others Stake Their Own Claims

D.R. Horton Inc. paid $32.7 million for 232 lots at the Estrella master-planned community in Goodyear, according to KTAR, which attributed the lot-acquisition figures for both Lennar and D.R. Horton to Tempe-based data firm Vizzda LLC. A separate account from Harvard Investments describes D.R. Horton’s purchase as the final 232 residential homesites within Estrella’s Lucero village, spanning roughly 90 acres, with model homes and sales expected to begin in fall 2027.
