Developers Seek Approval for 17-Story Condo at 6985 Collins Ave., Miami, Florida

BHK Crystal Beach LLC, an affiliate of BH Group and Kolter Group, hopes to move forward with a luxury, boutique housing development.

The 17-story tower would replace two hotels built in the 1930s and 1950s, and it would comprise 37 condos. One hotel, the Crystal Beach Suites, would cease operations after more than 70 years, while the other hotel, the Normandy Plaza Hotel, has long been defunct after being deemed unsafe in 2018.

Our sources share that the residences would span 2,649 to 4,202 square feet, with the average home measuring 2,911 square feet. The high-rise would also feature 8,800 square feet of indoor amenities, along with a ground-floor swimming pool and fourth-floor deck. In addition to the residential aspect, the 17-story venture would include 947 square feet of ground-floor retail and 86 parking spots.

Developers purchased part of the 1.1-acre build site for $24 million in 2023. As part of preserving the Normandy Plaza Hotel’s legacy, the firm will incorporate parts of the Art Deco building’s design into the new condo project…
