In 2021, Coral Gables-based Shoma Group filed plans for a project known as “Shoma One,” a two-tower venture with a 17-story and an 18-story building. Then, in 2023, the developer revised its plans, instead intending to move forward with two 40-story towers which would feature more than 700 apartments.
Now, following the sale of the 2.4-acre site in question to 3650 Bird Road Owner LLC, Shoma One appears to be no more. The new owner is now moving forward with two towers: a 27-story tower with 393 residences and a 29-story tower with 350 residences. Each building would come equipped with a swimming pool, and the 27-story tower would feature a 21,000-square-foot fitness center.
Together, they would offer more than 10,000 square feet of retail space and more than 800 parking spots, which would be hosted in a parking deck. Atop the parking deck would be two padel courts. The increased residential density and parking reduction was made possible thanks to the development being in a Rapid Transit Zone. Corwil Architects designed the now unnamed venture.
