Cooper City-based Ainuz Holdings LLC has plans for a mid-rise housing development in Miami-Dade County. The venture is planned to measure 14 stories above grade and comprise 163 homes, 40 percent of which (65) would be deemed workforce housing. The venture’s currently in its pre-application phase.
Residency will be available to tenants earning up to 120 percent of the area median income (AMI). According to the Miami-Dade Economic Advocacy Trust, this would be capped at $95,400 annually for a one-person household. Floorplans would span studio to two-bedroom units. Tenants would have access to the fifth-floor amenity deck, which will host a swimming pool, fitness center, and co-working space.
The 163-unit development is planned to include 2,500 square feet of ground-floor retail and 192 parking spots. Meru Architecture designed the community. Developer Ainuz Holdings LLC currently owns the 0.46-acre site through its affiliate. Zillow notes that the property is now vacant and last traded hands for $450,000 in 2022, a 592 percent increase in value since its last sale two years before.
