Miami-Dade advances long-delayed Poinciana Park plan with Black equity and affordable housing

The Miami-Dade Housing Committee on Tuesday voted to recommend that the mayor’s office negotiate a deal with SG Poinciana Ventures, LLC to redevelop 37 acres of county-owned land in District 2 — known as the Poinciana Industrial Park — into a mixed-use site with affordable housing, community amenities and a logistics center for the Mediterranean Shipping Company (MSC).

The resolution, which now heads to the full Board of County Commissioners on Sept. 3, would authorize the developer — led by Michael Swerdlow of the Swerdlow Group, Stephen Garchik of SJM Partners, and Alben Duffie — to move forward with the long-awaited transformation of the vacant site.

“This development is not just about buildings. It’s about belonging, about ensuring that people who grew up here are able to stay and live here,” District 2 Commissioner Marleine Bastien said. “That’s what I call inclusive development — development that is done with you, not without you.”

Bastien introduced an approved amendment during committee to ensure the mayor’s office includes a lease or other agreement with Jessie Trice Community Health System, Inc. in Brownsville for a medical facility expansion to be located at the Poinciana site.
