Construction Starts on 240-Unit ‘Urbania NoMi 6ave’ at 12830 N.E. 6th Ave, North Miami, Florida

Construction has officially started on Urbania NoMi 6ave, a project Florida YIMBY covered last year. Upon its anticipated completion in the fourth quarter of 2027, the venture will feature apartments and retail space.

More specifically, Urbania NoMi 6ave will measure 105 feet above grade and comprise 240 apartments: 90 one-bedroom homes and 150 two-bedroom homes. Residents would have access to a fourth-floor amenity deck with a swimming pool, fitness center, and co-working lounge. In addition to the residential space, Urbania NoMi 6ave will also have just over 21,000 square feet of ground-floor retail. In total, the project’s estimated to cost $58.9 million to complete.

SP Developments and Continua Developments are the developers. This is Continua Developments’ second residential project in North Miami. It assembled the project’s 1.3-acre build site for $6.92 million in 2022. Completing Urbania NoMi 6ave involves demolishing the church and educational buildings on the property.

G3 Architecture is the architect. Coastland Construction is the general contractor. In July 2025, Coastland started construction on Beacon at Princeton Hill, a 112-unit apartment complex in Homestead. Completion is anticipated for early 2026…
