Sprouts Moves In As Ellis Village Becomes Tracy’s New Westside Hub

Tracy’s west side is getting a new neighborhood hangout, with an open-air shopping center built around a Sprouts Farmers Market that clocks in at about 23,000 square feet. The specialty grocer will anchor the Ellis Village Center and is billed as both a quality-of-life upgrade for the fast-growing Ellis master-planned community and a fresh source of jobs and restaurant traffic for the area.

Ellis Village Center South is planned with roughly 49,000 square feet of retail and restaurant space, with Sprouts taking about 23,299 square feet at the center of the project. The tenant roster already includes Chipotle with a Chipotlane drive-thru, Paris Baguette, Wingstop, BMO Bank, and several personal-service operators, according to Regency Centers. The site sits at the entrance to a planned 2,500-home neighborhood and is tied to a broader pipeline of more than 6,600 homes within a three-mile trade area, a combination developers say makes the project a natural retail hub.

Opening Timeline And Jobs On Deck

Developers are targeting late 2026 to wrap up construction, with the center coming online as nearby housing fills in. Sprouts has told reporters it expects to hire more than 100 people for the new store when it opens next fall, according to Bisnow.

Planners and builders point to rising home values and a steady influx of residents as the logic behind Ellis Village Center. Nearby homes often fetch more than $750,000, and the Ellis master plan promises parks, schools, and neighborhood shopping aimed squarely at those new households. The Village Center is billed as the community’s everyday retail core on the Ellis website, per Ellis.

Local officials are treating the Sprouts deal as confirmation that years of planning are finally paying off. “Bringing Sprouts to our community is a direct response to the demands we’ve heard from residents for additional grocery options,” Mayor Dan Arriola said, according to Bisnow.

Phase 1, known as Ellis Village Center South, is described as fully committed with a mix of restaurants, services and a bank.
